We are happy to draft custom plans for each of our clients. Clients are welcome to bring their personal ideas & sketches to their initial consultation in order to bring their future home into a reality. We also provide plans modifications, site plans, and Residential Energy Check (Rescheck) calculations. Our home plans are designed to meet the International Residential Building Code.

Drawings for most plans include the following elements, however the arrangement of these elements may vary depending on the size and complexity of the project and style of the designer. Plans are usually 1/4" scale.

• Site Plan: This sheet is the layout of your land with the proposed house tied down to it this will tell the contractor where to place the house on your land. You will have to provide us with a Survey or a Recorded Subdivision Plat of the Land in order for us to provide you with this sheet.
• Foundation Plan:  include drawings for a standard slab foundation. All necessary notations, dimensions, and details are included. Foundation options will vary for each plan. It is recommended that all foundations be engineered for your particular area prior to commencement of construction.
• Floor Plan: show the location of the walls and dimensions for rooms, doors, windows, stairways, etc., of each level of the house.
• Electrical Plan: These Plans show all the outlets, ceiling fans, lighting fixtures needed. We go as far as placement of fixtures, we do not specify what type of fixtures is been place. That is given to you by the contractor at time of bid.
• Roof Plan: shows pitch, overhand, heel height. Additional notes may be added such as; roof type, gutters, ventilation, and insulation type.
• Exterior Elevations: display the front, rear and sides of the home, including exterior finishes, measurements, roof pitches, and other details.
